For property owners and property managers, and any business that rents out shops, offices or flats: the property and its units, each tenant's lease with its payment schedule, invoices issued automatically before each payment, and tenant reminders.

1. Property and units

1. From Properties → Add: name, type (residential building, commercial complex, villa, land, warehouse), city, district, address, title deed number.
2. From Units → Add: property, unit number, type (flat, shop, office, warehouse, room…), area, and suggested annual rent. Its status, vacant or leased, updates automatically from leases, and can be set to maintenance.

2. Lease

From New lease:

1. Tenant (a customer) and mobile, and the unit.
2. Lease start and end, and the Ejar contract number.
3. Annual rent and payment: monthly, quarterly, half-yearly, yearly.
4. Subject to VAT: tick it for commercial property (residential rent is exempt).
5. Deposit if any.
6. Issue an invoice for each payment automatically and how many days before due.
7. Remind the tenant by WhatsApp/email and alert before lease end (days).
8. Save. The payment schedule is built from the dates and amount; a final partial period is pro-rated by days.

What happens automatically

• Before each payment by the set days: a submitted sales invoice in the tenant's name.
• Each payment's status: invoiced, paid, overdue, based on what's been paid on its invoice.
• Tenant reminders on invoice day, due date, and three days after it's overdue.
• A bell alert for the accountant before the lease ends, and the unit returns to vacant when it does.

Rentals dashboard

The main screen shows: leased and vacant units and occupancy rate, upcoming and overdue payments, and leases about to end. Record collections with a payment against the invoice as usual.
